What to Verify Before Listing
- Registration: Short-term tourist lettings in Ireland are subject to registration requirements — check the current Fáilte Ireland scheme and confirm what applies to your property type.
- Planning status: Using a garden building as paid guest accommodation goes beyond exempted development. In many areas — especially Rent Pressure Zones — specific permission is required.
- Safety obligations: Smoke and carbon monoxide alarms, safe heating and clear fire escape routes are non-negotiable for paying guests.
- Tax: Rental income is declarable — talk to an accountant about allowable expenses, which typically include the building itself.
