3-Bedroom Family Homes

Three bedrooms is the standard Irish family house, and building it in timber changes the programme rather than the result. The components are machined in the factory and assembled on a prepared base, so the build is measured in days on site and 8–10 weeks from order — against a conventional house build that runs through seasons and absorbs every wet week along the way.

At this size you are firmly in planning permission territory rather than any exemption, which is the right expectation to start from. We supply the drawings and specifications for the application, and an architect licensing service is available where the project needs stamped drawings.

Who these suit

Families building on their own site

The most common use at this size: a full family home on family land or a serviced site, where the attraction is a known price and a short build rather than an open-ended project.

Replacing or downsizing from a larger house

Three bedrooms with low running costs is a realistic long-term home. A small, well-insulated, airtight building costs noticeably less to heat than the house most people are leaving.

Larger holiday and rental properties

A three-bedroom cabin lets to groups and families rather than couples, which changes the economics in a tourism county. Letting carries its own registration requirements.

Choosing the right size

At this scale the decisions that matter are made before manufacture, because they are cut into the structure: where the openings go, how the rooms divide, where the wet areas sit, and whether the orientation puts the main glazing where you will actually want it in both January and July.

Specify for permanent living from the outset — double wall insulation kit, heating and ventilation designed together, and a plan for where the services run from. Insulation and plumbing routes are the two things that are cheap now and expensive later.

Because the building needs planning permission anyway, there is no regulatory reason to compromise on size here. The constraints are your site, your budget and what the council will accept — in that order.

3-Bedroom Family Homes — FAQs

Do I need planning permission for a three-bedroom timber home?

Yes. At this size the building is well outside both the garden-structure and auxiliary-dwelling exemptions, so a full planning application applies. We supply drawings and specifications for the application, and an architect licensing service is available.

How does the cost compare with a block-built house?

The published from-price includes the building, delivery and assembly, which makes it directly comparable in a way a conventional build rarely is at the outset. What sits outside it is the same in both cases: site works, services, electrical installation and certification, and your planning and professional fees.

How long does the whole project take?

Our part is typically 8–10 weeks from order to handover, with days rather than months on site. The planning application and any site works run on their own timelines and are usually the longer part of the overall project — worth starting early.
