New Planning Exemptions
for Garden Buildings
New exempted development regulations make it easier to add a garden room — or a small detached home for family — behind your house.
Garden rooms up to 30 m²
The exemption for a back-garden structure such as a home office, studio, gym or store has increased from 25 m² to 30 m². Our Glasgow, Cork and Essex models fit this size.
Detached family homes 32–45 m²
A new exemption allows a detached auxiliary dwelling of 32–45 m²to the rear of the main house, connected to its services, with 14 days’ notice to the council. Our Lodge, Weekend and Lille models fall in this range.
