Do granny flats need planning permission in Ireland?
Not always. Since 27 July 2026 a detached auxiliary dwelling of 32–45 m² to the rear of the main house, connected to its services, can be exempt from planning permission. You must notify the council 14 days before work starts and further conditions apply. Smaller or larger units still need permission, and we prepare the drawings and specifications for your application.
How much does a timber granny flat cost?
Our 1-bedroom Essex starts from €16,500 for the shell version including delivery and assembly; two-bedroom models start from €25,500. A fully finished turnkey granny flat with bathroom, kitchen connections and electrics is quoted per project — typically a fraction of the cost of a masonry extension.
Are timber granny flats warm enough for elderly parents?
Yes. Floor and roof insulation come as standard and a full wall insulation kit is available for year-round comfort. Single-level layouts with step-free entrances suit reduced mobility, and compact rooms are economical to heat.
