Granny Flats Ireland
Self-contained timber granny flats in the garden — dignity and independence for parents, peace of mind for the family.
With house prices and rents still climbing, more Irish families are choosing to live closer together. A timber granny flat offers older parents — or adult children — a private home with its own front door, bedroom, bathroom and kitchen-living space, just steps from the main house.
Prefabricated timber construction keeps the disruption to weeks rather than months, and the fixed shell price includes delivery and assembly anywhere in Ireland. We support the full planning application with drawings and specifications, and every build carries a 10-year structural warranty.
Granny Flat FAQs
Do granny flats need planning permission in Ireland?
Yes — a self-contained dwelling in your garden currently requires planning permission. In April 2026 the government announced proposals for an exemption covering auxiliary habitable dwellings of 32–45 m², but these regulations still required formal ratification. We prepare the drawings and specifications your County Council needs, and councils generally view family accommodation favourably.
How much does a timber granny flat cost?
Our 1-bedroom Essex starts from €16,500 for the shell version including delivery and assembly; two-bedroom models start from €25,500. A fully finished turnkey granny flat with bathroom, kitchen connections and electrics is quoted per project — typically a fraction of the cost of a masonry extension.
Are timber granny flats warm enough for elderly parents?
Yes. Floor and roof insulation come as standard and a full wall insulation kit is available for year-round comfort. Single-level layouts with step-free entrances suit reduced mobility, and compact rooms are economical to heat.
