Floor area sets the baseline, but bathrooms and kitchens add more per square metre than bedrooms.
2. Shell or turnkey
Turnkey adds first-fix plumbing, bathroom fitting and electrics — the single biggest price fork. Electrics are priced by our partner electrical contractor after a site review.
3. Insulation package
Floor and roof insulation are standard; a wall insulation kit for year-round living is the most popular upgrade.
4. Site and services
Foundation type, access for delivery and distance to power, water and drainage connections all matter — we confirm them at a free site survey.

Shell versions including delivery and assembly start from €14,500 for a 20 m² garden studio, from €25,500 for two-bedroom cabins and from €54,500 for three- and four-bedroom family homes. Turnkey versions with plumbing, bathroom fitting and electrics are quoted per project.
What is the difference between shell and turnkey prices?
The shell price covers the structure, foundation blocks, roof, windows and doors, delivery and assembly anywhere in Ireland. Turnkey adds first-fix plumbing for the bathroom and kitchen, fitting of your shower, toilet and sink (you choose and supply the bathroom suite), and the electrical installation. Electrical work is installed and certified by our partner electrical contractor and its price is confirmed after a site review. Heating, connection to your house services and interior decoration are quoted separately if needed.
Can I pay for a timber cabin in stages?
Yes. A typical schedule is a deposit on acceptance of the quote, a payment on delivery, a payment when the building is weather-tight and the balance on completion — you never pay everything up front.
