Garden Rooms in Cork: A Practical Guide for City and County Gardens

Cork is one of the busiest areas we deliver to. Homeowners in Douglas, Ballincollig and Glanmire want a garden office to escape the commute, families in Midleton and Carrigaline want a teenage den or a room for visiting grandparents, and owners around Kinsale and West Cork want a cabin they can let in summer. The cabins are the same, but Cork gardens bring a few local challenges worth planning for.

What Makes Cork Sites Different

Much of the city is built on hills, so a level suburban lawn is the exception rather than the rule. Side access in older terraces and estates can be narrow, which affects how panels reach the back garden. And Cork gets more rain than the east coast, so drainage around the base and a roof that sheds water properly matter from day one.

Planning Your Cork Garden Room

  • Check the exemption first: Since 27 July 2026, a garden room of up to 30 m² behind the house, within the height limits and leaving enough open garden, is usually exempt. Sleeping accommodation or letting needs permission from Cork City or Cork County Council.
  • Level the slope properly: Adjustable ground screws or a stepped concrete base handle a sloping garden far better than packing up a slab.
  • Measure the access route: Tell us the narrowest point between the road and the site. Panels can be carried in by hand where a crane or pallet truck won't fit.
  • Plan the drainage: A gravel strip around the base and gutters to a soakaway keep rainwater off the walls.
  • Think about light: On north-facing or overshadowed hillside plots, larger glazing on the open side makes a small room feel bright all year.

Choosing the Right Size

For a home office or hobby room, most Cork clients choose a compact studio cabin that stays inside the 30 m² exemption. If you want somewhere for family to stay, a 1-bedroom cottage is the usual step up. It needs planning, but gives you a bedroom and bathroom. See recent builds in our portfolio.
